Landlord has decided to back out of our contract 30days from moving in and after we remodeled the house.?
We leased a farmhouse that needed to be remodeled. In our contract with the landlord we were to remodel the house to make it more sale-able in the future (house would be kept on the market while we rented it). We have remodeled that house (75% finished) and we are 30days out from moving and the landlord has decided to sell the house quickly for a lower price and finish the remodeling himself. In our contract it states that if the house were to SELL within the first calender year of us living there, he would reimburse all material expenses that we paid out minus the labor of remodeling the house. This is my question: Since the house has not sold and the landlord has decided to Nix the contract, can we charge him for labor plus materials (he said he is willing to cover material costs like stated in our contract)? It seems that we have pretty much remodeled the house for nothing other than to benefit him having to do it himself.
