Legal advice please,what can i do is there anyway i can make this binding,until i can get the lawyers fees?

Hello,i have a bit of a complex situation going on.i gave money for some land 2 years ago and it was never legally signed over,so they have my money and i have nothing to show for it,they said if i pay the lawyers fees they will sign it over,so instead of using 2 lawyers i said we will use hers,then her lawyer said she wanted to change how much of the land she was going to give over,i dont care about that really as i just want to get it signed over,before it turns into a bigger mess,now the problem is due to unforeseen circumstances i recently became unemployed and cant pay the fee the lawyer quoted,so she wont do it until its paid in full upon signing,so i just want to protect myself in the meantime until i can get some funds together,is there anything that can be written up like a binding contract recognized by the law that this piece of land has been agreed to be signed over,and will be as soon as i can get the money together?please any advice so much appreciated thank you
