Legal advice please is there a way i can this binding in a contract without it been fully signed over yet?

Hello,i have a complex situation 2 years ago i gave money for some land and it never got signed over we never drew up a contract,the deal was i must pay the lawyers fees and only now are we trying to sort this out she wont give my money back,so i need to get it signed over to me quickly,but the problem is due to unforeseen circumstances i cannot pay the lawyers fees,even the one lawyer hers we were going to use,is there anything i can do like have some sort of contract written up saying this will be signed over to me when i can pay the fees,is there anything along the lines of that that would be legal and binding and protect me any advice appreciateed thanks
