Stresses and aggravated,depressed over legal situation how do i deal with this what can i do?

Hello everyone,i made a huge mistake 2 years ago i gave money for some land without going through a solicitor i gave it directly to the owner,it never got signed over yet,as i was sorting out the regulations on what i would have to do to build on it,i know it was a mistake giving the money first,i was talking to her recently and said i need this signed over to me she said if i paid the legal fees she would then at least i would have something to my name,but due to unforeseen circumstances i have become unemployed and cannot afford the lawyers fees,is there any way i could have something written up in a contract saying she will sign this over once i can afford the legal fees,the whole situation is depressing me its all i have to fall back on,and she is getting difficult to deal with,how do i go about this situation effectively im scared she will say i didn't even give her money for it,if i don't act fast,how can i protect myself until i can get the money together,please any advice thanks
